Hiring checklist
How to tell an honest tile, grout and stone cleaner from one that will overcharge or underdeliver, before you sign or pay anything.
Quick answer
Start with the surface you need cleaned, then ask each company how it will clean that material, what its written estimate includes and who will do the work. Compare the scope rather than the price alone, read reviews for detail rather than star counts, be wary of prices that seem too good to be true, and be skeptical of anyone who promises to remove every stain. A consistent estimate and courteous, no-pressure answers are good signs.
The checklist
Some cleaners advertise great results at very low prices, then charge far more than estimated or do poor work. These checks help you avoid them.
01
Tell each company what you have: ceramic, porcelain, natural stone such as travertine or marble, Saltillo, or a shower whose grout is failing. A careful company confirms the surface before it quotes, because stone needs non-acidic products and controlled pressure.
02
Ask how often the company works on your kind of tile or stone and how its method changes for it. If a company mentions training or certifications, it is fair to ask what they cover and how they apply to your surface.
03
A real deep clean is more than mopping: an inspection and a test spot, dry soil removal, a pre-treatment matched to the soil, agitation, then a rinse with extraction so residue does not stay in the grout. Ask how they avoid over-wetting and how they protect baseboards and cabinets.
04
The first offer is not always the best. The more you know about tile and grout cleaning, the harder you are to mislead, so read up and compare companies before you choose.
05
Cheap often means corners are cut. If a price seems too good to be true, it probably is, and a low advertised rate can come with a high minimum charge.
06
A company that cares about quality does the work itself rather than passing it to freelancers.
07
Check what other customers say online. Reviews that describe the problem, the process and the result tell you more than a star count, and repeated complaints about the same issue are a warning sign.
08
No one can guarantee that every stain will come out; some are too deeply set. Cleaning removes grease, soap scum and most mildew staining, but etching, deep dye stains and cracked or missing grout need restoration or repair. A promise that every stain will come out is a red flag.
09
Ask for an estimate by phone, then call back a few days later. Two different quotes for the same job is a warning sign.
10
Honest cleaners are courteous on the phone, work to your needs and budget, and do not push services you do not want or need.
Written estimate
Two quotes can only be compared if they cover the same work. Ask for a written estimate that spells out:
Ask whether the price is per square foot, per room or per project, and whether there is a minimum charge. Our tile and grout cleaning cost guide explains what drives the price. If the grout itself is failing, shower regrouting or tile and stone repair may be the right service rather than cleaning, and sealing is often quoted as a separate step.
Reviews and references
Reviews are useful when you read them for detail rather than counting stars:
At a glance
Before the visit
For an accurate estimate, be ready to share photos of the tile and grout (a wide shot and a close-up of the grout lines), the type of tile or stone, the approximate square footage and any problem areas such as shower corners or traffic lanes. You can send these with a free estimate request.
Before the appointment, clear counters and remove rugs and mats from the work area, move small furniture off tile floors where possible, take bottles and suction-cup accessories out of the shower, and keep pets away until the floors are dry.
