Tile & Grout Cleaning
Grout lines cleaned, not just the tile face
Kitchen, entry and traffic-lane grout is pre-tested, agitated and flushed with a heated rinse and extraction, so soil is removed rather than pushed to the edges.
Natural Stone Restoration
Worn marble refinished, not replaced
When marble or travertine looks dull and patchy, the cause is often worn polish rather than damage. Honing and polishing can bring back an even finish without tearing the floor out.
Bath & Shower Tile
Soap film and hard-water scale lifted
Shower walls, pans and corners are cleaned with surface-safe products and professional equipment, then the grout can be sealed. If caulk or grout needs replacing instead, we say so.
Travertine
Travertine cleaned, filled, honed and sealed
Entries and hallways in travertine can be deep cleaned, have open holes filled, be honed to an even finish and sealed, with a clear explanation of which marks will and will not come out.
Commercial Tile & Grout
Scheduled around tenants and opening hours
Lobbies, corridors, restrooms and retail floors can be staged section by section and scheduled outside operating hours, so routes stay open while the work is done.
Sealing & Maintenance
Sealing only where the surface needs it
Pool decks, patios and interior stone are cleaned first, then sealed where the surface will benefit. Not every material needs a sealer, and we'll tell you if yours doesn't.
Professionally trained technicians handle every tile, stone and grout surface.
We identify the tile or stone type before cleaning to choose the least intrusive method.
Non-toxic cleaning agents approved for use in living spaces.
Residential and commercial work across North County, the City of San Diego, the South Bay and East County.
Professional Tile & Grout Cleaning
Professional tile and grout cleaning is a surface-specific deep clean that removes the embedded soil, grease, soap film and residue that routine mopping leaves behind. A technician identifies the tile or stone, applies a matched cleaning solution, agitates the tile face and grout lines, then rinses and extracts the residue with professional equipment. Where the surface benefits, a sealer is applied afterward.
Tile, stone and especially grout are porous. Over time, dirt, grime and microbial growth settle into those pores, and a mop tends to spread what it lifts into the grout lines. Kitchens, bathrooms and entryways show it first. Professional cleaning removes that accumulated soil and residue instead of pushing it to the edges, restores the look of the surface and helps prolong the life of your tile, grout and stone.

Our Services
We clean, restore, repair and seal tile, grout and natural stone for homes and businesses throughout San Diego County. Every surface is identified before work starts, because marble, travertine, porcelain and saltillo each need a different method and different chemistry.
Ceramic, porcelain and stone tile floors, entryways and kitchens deep cleaned with agitation and hot-water extraction, so the grout lines come clean along with the tile face.

Cleaning or Restoration?
Cleaning is usually enough when the tile or stone is intact and the problem is soil, residue, soap film or darkened grout. If the surface still looks dull, etched or scratched once it's clean, restoration is the next step. Chips, cracks, lippage and crumbling grout call for repair or regrouting, and porous surfaces that stain easily benefit from sealing. For natural stone, only a qualified assessment can tell whether restoration is an option.
01
The surface is sound and the problem is buildup: dirt, grease, soap film or grout that has darkened.
02
The finish stays dull, etched or scratched after cleaning, or tiles are chipped, cracked or uneven.
03
Porous stone, saltillo or grout absorbs spills quickly and stains before they can be wiped up.

Services & Solutions
Cleaning removes buildup, restoration renews a worn finish, repair fixes physical damage, and sealing helps reduce absorption. Most surfaces start with cleaning; a technician's assessment then shows whether restoration, repair or sealing is worth doing as well.
Removes embedded soil, grease, soap film, hard-water scale and residue from tile, grout and stone. It is the right first step when the surface is sound but looks dirty, dingy or dark in the grout lines.
Corrects what cleaning can't: dull traffic lanes, lost polish and worn finishes on marble, travertine, granite, terrazzo and saltillo. Honing, polishing and refinishing bring back an even color and luster.
Addresses damage in the surface itself: chips and cracks, holes, etching, scratches, uneven tile edges (lippage), deep stains and failing grout. Damaged areas are filled, ground, honed or regrouted.
Helps porous tile, grout and stone resist spills and soil, so routine maintenance is easier. Sealers go on after cleaning, on surfaces that benefit; dense or non-porous materials may not need one.
Programs for restaurants, commercial kitchens, medical and dental offices, hospitals, retail, lobbies, HOAs and rental turnovers, with recurring maintenance available and work scheduled around your hours.
Surface-Specific Cleaning
Careful, Thorough & Surface-Specific
We identify the material first, then clean it with the right process, with adjoining surfaces taped and protected before anything goes down.
Restoration & Refinishing
Cleaning Is Only the Starting Point
When a surface needs more than cleaning, we explain the restoration, repair or sealing options and what each one would change before any work is booked.
Why San Diego Chooses Us
Stone is not a single material, and treating every surface the same way is how finishes get etched, dulled or discolored. Acid-sensitive stone such as marble and travertine reacts to products that are safe on porcelain, while soft, porous saltillo and terracotta absorb whatever sits on them. Our work starts with identifying what you actually have.
01
We pre-test before cleaning begins to identify the stone or tile, so acid-sensitive surfaces such as marble, terrazzo, terracotta and clay are never treated with the wrong chemistry.
02
If cleaning won't get you there, honing, polishing, repair and regrouting are options we can quote, and sealing afterward is part of the same conversation.
03
We inspect as we work. If an area comes up uneven or short of expectations, it gets re-cleaned and checked again before we move on.
04
Non-toxic cleaning agents approved for domestic use, which matters in the kitchens and bathrooms where families and pets spend the most time.
05
A family bathroom and a hotel lobby need different equipment, scheduling and planning. Our technicians bring the equipment and supplies for both across San Diego County.
Our Process
Our cleaning process has five steps: identify and pre-test the surface, protect adjoining areas and remove dry soil, deep clean and extract, inspect and re-clean where needed, then seal surfaces that benefit. Most floors are ready for use again within a few hours.
01
Before any cleaning starts we pre-test to identify the type of stone or tile, so we can choose the least intrusive method. This is critical on acid-sensitive surfaces.
02
We inspect further, tape off and secure adjoining surfaces, then carry out dry soil removal to clear loose dust and grit for better access to the buildup underneath.
03
A matched solution is given dwell time, the surface is agitated, and soil is flushed and extracted with professional equipment rather than pushed toward the edges.
04
We run standard inspections along the way. Any area that comes up irregular is cleaned again and re-checked, repeating until the result is consistent.
05
Where sealing is part of the job, sealers are applied promptly after cleaning to protect the surface and simplify maintenance. Floors are typically ready for use again within a few hours.
Surface Expertise
Different materials need different care. Acid-sensitive marble and travertine, soft and porous saltillo, dense porcelain and resin-bound engineered stone each call for their own method, and we clean, restore and seal all of them for San Diego County homes and businesses. Choose a surface for details.
12 surfaces
Marble, limestone and travertine are acid-sensitive, and slate and sandstone are porous, so each stone is pre-tested before cleaning.
9 surfaces
Ceramic and porcelain are dense and durable; saltillo, terracotta and quarry tile are softer and absorb more, so the method changes with the tile.
7 surfaces
Quartz and engineered stone counters, cultured and architectural stone, concrete and pavers. Manufactured stone is cleaned at controlled pressure so its color isn't washed out.
5 surfaces
Exterior stone, pool tile and stone pool decks outside, plus floor care throughout the rest of the home.

Common Questions
Most homes benefit from professional tile and grout cleaning at least once a year. Kitchens, entryways, bathrooms and homes with pets or young children may need it more often, while low-traffic rooms can go longer between visits. Commercial floors are best kept on a set maintenance schedule based on foot traffic. Regular sweeping and mopping between visits still matters; professional cleaning removes the buildup that routine care leaves behind.
Yes. Natural stone is a core part of what we do, including marble, travertine, limestone, granite, slate, sandstone and flagstone. Each stone has its own characteristics and its own cleaning requirements, so we pre-test to identify the material before starting. This matters most on acid-sensitive surfaces such as marble, terrazzo and terracotta, where the wrong product can etch the stone permanently.
Yes. Bath and shower cleaning is one of our regular services. Showers collect soap film and hard-water scale on walls, pans, corners and grout lines, and hand scrubbing rarely removes what has soaked into the grout. We use surface-appropriate cleaners and professional equipment, check the condition of the grout and caulk at the same time, and will tell you if regrouting is the better answer.
Yes, where the surface will benefit. Sealers are applied promptly after cleaning, once the surface is dry. A sealer helps keep soil and spills on top of the surface instead of soaking into the pores, which makes them much easier to wipe up before they stain. Sealing isn't the right answer for every material, and we'll tell you whether yours needs it.
Cleaning removes buildup such as soil, grease, soap film and hard-water scale. Restoration corrects a worn finish through honing, polishing or refinishing, for example on dull marble or travertine. Repair fixes physical damage such as chips, cracks, holes, etching, lippage and failing grout. Sealing is a separate step that helps porous surfaces resist absorption. Most jobs start with cleaning, and we'll tell you if restoration, repair or sealing would make a real difference.
Yes. Our repair services include chip and crack repair, epoxy filling of holes, etching and scratch removal, lippage removal, stain removal, diamond honing, grinding and buffing, and countertop seam and joint repair. Failing shower grout can be removed and replaced through regrouting. After looking at the surface, we'll explain which repairs are practical and what result to expect.
Because the surface is extracted rather than left saturated, floors are usually clean, protected and ready for use again within a few hours of the visit. Exact timing depends on ventilation, humidity and whether a sealer has been applied. If we seal the surface, we'll give you specific guidance on foot traffic and on when the area can safely get wet again.
We use non-toxic cleaning agents that are approved for use in domestic living areas. That's a deliberate choice, because the rooms that need deep cleaning most, kitchens and bathrooms, are also where families and pets spend the most time. If anyone in the household has specific sensitivities or allergies, tell us when you request your estimate and we'll take it into account.
Yes. We clean and restore tile, grout and stone in lobbies, restrooms, break rooms, retail floors and hospitality spaces across San Diego County. Neglected commercial stone reflects on the business and can become a slip risk, so recurring maintenance schedules are available for high-traffic floors. Work can be scheduled outside operating hours. Contact us with your square footage and hours for a quote.
We serve homes and businesses throughout San Diego County, including coastal North County cities such as Carlsbad, Encinitas and Del Mar; inland cities such as Escondido, San Marcos and Poway; San Diego neighborhoods from La Jolla and Point Loma to Mission Valley and Rancho Bernardo; the South Bay, including Chula Vista; and East County communities such as La Mesa and El Cajon. If you don't see your area listed, call and we'll confirm coverage.
Call (858) 952-0777 or fill in the free estimate form on this page. Tell us the surface, roughly how much of it there is, and what's bothering you about it. We'll come back to confirm the scope and the approach. For stone, a qualified assessment is the only way to tell whether a surface is a candidate for restoration or cleaning alone.
